Hanover Reduces Commercial Zoning Fees
The Hanover County Board of Supervisors voted this week to restructure the fees associated with commercial zoning applications and site plan review applications to eliminate the cost per acre calculation.
There is now a flat cost of $1,100 to rezone property for business, office and service and industrial use. The cost for reviewing site plans is also now a flat cost of $1,100.
“The new fee structure is intended to encourage commercial development by reducing the costs of the commercial zoning and site plan plan review processes,” said Edwin Gaskin director of Hanover County Economic Development. “This is a significant change to the zoning cost burden for commercial properties which should simplify developing commercial real estate in Hanover.”
Previously, the cost for rezoning was $1,500 plus $75 per acre on the first 200 acres and $30 per acre thereafter. The cost for reviewing site plans was $1,000 plus $50 per acre.
The County’s zoning ordinance requires that all non-residential development or redevelopment have an approved site plan filed with the Planning Department. Site plan regulations apply to all commercial, industrial, multi-family, churches and institutional uses.
The new rates take effect immediately. The remainder of the Hanover County zoning and subdivision fee schedule remains in effect.
