Key Site Available near Proposed Outlet Mall

A prime site is up for grabs in the Northlake Business Park near the proposed outlet mall in Hanover County. The 18-acre Northlake Enterchange D Pad Site, zoned M2, is cleared, graded and level. The Class A industrial property offers excellent interstate visibility and immediate access to I-95 at the Lewistown interchange.

The Enterchange D site has an approved site plan for the development of a 303,000-square-foot office/warehouse building (approximate dimension 323’ x 938’). The site plan can be modified to custom specifications or to provide for multiple buildings. The Enterchange at Northlake Master Plan includes five buildings ranging from 215,000 to 305,000 square feet.

“The Lewistown Road area is one of Hanover’s hottest development corridors with Bass Pro Shops and the proposed Craig Realty outlet mall,” said Susan Deusebio, Hanover County Economic Development’s deputy director. “The Northlake Enterchange D Pad site provides excellent interstate visibility and is an ideal location for office, warehouse, retail or other commercial uses.”

An offsite storm water management pond is in place — a very valuable amenity for a commercial development site — and all utilities are available to the site.

The building that has been designed and approved for the Pad Site (Enterchange at Northlake Building D) is a cross-docked building with a private entrance, and security fencing is an option. The site is owned by Devon USA, of Richmond. Devon can develop the site with a build-to-suit option, or sell the pad site outright. The building features currently designed include 32-foot clear ceiling heights, Early Suppression Fast Response (ESFR) “wet” sprinkler system, rear-loaded and cross-docking doors, drive-in-doors and one loading door per 5,000 square feet. The Enterchange at Northlake buildings are insulated pre-cast walls on structural steel frames with 50-foot by 50-foot bays.

Extensive automobile and trailer parking is available onsite, and the site and buildings are within 26 miles of the Port of Richmond, and 105 miles to the Port of Virginia at Hampton Roads.
