East Coast Commerce Center Breaks Ground on 1.1 Million SF Distribution Facility

East Coast Commerce Center (ECCC), a $100 million development owned by Raith Capital Partners and Equity Industrial Partners, hosted a ground-breaking ceremony on December 9, 2021 to showcase progress of site work and renderings of the 1.1+ million-square-foot distribution center. Situated on 189.4 acres, the development has more than 35 acres of surplus land for support of the new building and/or for additional buildings in future phases.

Located off Hickory Hill Road about two miles north of the Town of Ashland in Hanover County, Virginia, the building will feature 36-foot clear ceilings, LED lighting, cross dock loading with ample dock door, trailer parking and auto parking capabilities. The speculative Class A industrial facility is being developed by Becknell Industrial with anticipated completion in July 2022.

ECCC provides quick access to the Richmond Metropolitan region’s large and growing workforce population (700,000+ workers). Located adjacent to Interstate 95, access is readily available and I-95 provides direct access to I-295 and I-64, providing efficient travel to all East Coast markets as well as Richmond International Airport (28 miles south), Richmond Marine Terminal (27 miles south), and Port of Virginia in Norfolk (104 miles east). Strategically located on the East Coast, ECCC is within a day’s drive of approximately half of the U.S. population, half of the nation’s manufacturing activity, and 60% of corporate headquarters.

“Currently, this is the largest speculative building under construction in the Commonwealth of Virginia and is an ideal location for industrial clients looking for a central east coast presence in the Greater Richmond MSA with a very robust labor market. Hanover County currently has over six-million-square-feet of new industrial space either approved or coming out of the ground and a majority of it is being leased before completion. This building will not remain vacant very long,” said Linwood Thomas, Director of Economic Development.
